Alterations to a Grade II listed house – Chelmsford
Our clients wanted to convert a store room, leading off the existing kitchen, into a garden room that is well connected to a private courtyard garden. They were interested in seeing options for modernising their tired kitchen and creating a new basement wine cellar with atmospheric entertaining space.
The property is an 18th Century house, with a 19th century stuccoed front. As well as a Grade II listing the property is located in the Great Baddow Conservation Area, and is surrounded by other listed buildings. Therefore, the building and it's setting are very significant. When working with heritage buildings we recommend early consultation with the local authority. After a thoroughly prepared pre-application enquiry, and discussions with the conservation officer, the Listed Building Planning Application was quickly approved.
The scheme submitted for planning includes forming a large opening in the external wall of the store and installing new folding doors. The contemporary styling of this intervention contrasts with the adjacent traditional materials.

- What we love: We had constructive conversations with the conservation officer on the merits of various aspects of the alterations, and as is often the case, this debate improved the overall design.
